Apple Planning New High Profile Store in Manhattan

Apple (NASDAQ:AAPL) appears to be initiating plans for a new retail store on New York City’s Upper East Side, according to building permits uncovered by ifoAppleStore. The building permits name the lease holder as Apple, while the work and design applicants are identified as Bohlin Cywinski Jackson and Eckersley O’Callaghan. As noted by Apple Insider, both firms are well-known for their previous work designing Apple Stores. The new Apple Store will be located on the corner of East 74th Street at 940 Madison Avenue — a historic property widely known as the United States Mortgage and Trust Company building due to its original tenant.

According to their website, Bohlin Cywinski Jackson has previously helped design several New York City Apple Stores, including the iconic Fifth Avenue retail store, as well as the retail location on the Upper West Side. Structural and façade engineers Eckersley O’Callaghan have also worked on multiple Apple Stores, including the store located at Fifth Avenue in New York City; the Apple Store in Hamburg, Germany; the Covent Garden Apple Store in London; and an Apple Store in Shanghai; as seen on their website. As noted by Apple Insider, Eckersley O’Callaghan also designed the impressive glass walls used in a yacht commissioned by legendary Apple CEO Steve Jobs.

The building permits revealed that the firms will be completing interior alterations to the building that are estimated to cost $60,000, while another $20,000 will be spent on probing the building’s foundation. According to ifoAppleStore, the building has been renovated several times over the years but has retained many of its original features.

Apple will likely follow a design strategy similar to the one it used for the historic MacArthur Chambers store in Brisbane, Australia. As noted by MacRumors, Apple was careful to preserve and restore the historic design elements of the MacArthur Chambers building when it built its retail store there.

The unique designs and unmistakable branding of Apple Stores have won acclaim ever since the first retail store opened in 2001. Most Apple Stores feature sparse, minimalist interiors constructed from wood, stone, and glass materials. Apple Stores are also renowned for being the most successful retail stores in the U.S. based on sales per square foot.  According to data cited by Fast Company, Apple’s retail stores make over $6,000 per square foot, approximately twice what the closest runner-up makes. As noted by ifoAppleStore, the upcoming United States Mortgage and Trust Company building location will be Apple’s sixth retail store in Manhattan.
