Now, reports suggest Beyoncé and Jay-Z are using a special exemption clause to build a seven-bedroom property.

Beyoncé and Jay-Z appear to be expanding their global real estate footprint with a major investment in the English countryside. The couple is reportedly nearing completion on the purchase of a 58-acre estate near the village of Wigginton in the Cotswolds. The site, currently featuring a lake and a derelict structure, already has planning permission for a spectacular seven-bedroom residence. According to The U.S. Sun, the couple is utilizing a special exemption clause in the Government’s National Planning Policy Framework to attain permission for the new home.

The publication notes that the exemption permits building new homes in rural locations where planning typically would not fly. The design of the home must be of “exceptional quality . . . truly outstanding, reflecting the highest standards in architecture” to qualify. Some reportedly call it the “rich person clause.” This is because it costs millions of pounds to override the restriction.

The U.S. Sun notes that the couple attained planning permission in 2021.

The listing noted that permission was granted to “create a large contemporary dwelling that part-cantilevers over its own lake.” The home reportedly “has incredible room volumes” with “exceptional” light and “stunning views over the countryside.”

Beyoncé and Jay-Z’s home will reportedly contain seven bedrooms, seven bathrooms, and seven reception rooms, according to The Standard. David and Victoria Beckham, Jeremy Clarkson, and Kate Moss reportedly live in the area.
