Tyler Perry is making some major changes to his real estate portfolio. After purchasing a new $30 million mansion in Puerto Rico, where he is relocating to pull back on his workload and spend more time with his son, the filmmaker listed two of his homes in the States. But he has now dropped the asking price on one of those properties.

The homes Perry is looking to offload are his Beverly Hills estate and his Wyoming ranch. His LA mansion is one of the most recognizable properties in his portfolio, partly because it’s where Prince Harry and Meghan Markle lived temporarily following their move to the U.S. in 2020.

Perry purchased about 22 acres of land in the exclusive Beverly Ridge Estates community in 2004 for $4.3 million. He subsequently developed the property into a Mediterranean-style mansion, which was completed in 2012. The finished home spans a massive 24,592 square feet and has nine bedrooms and 15 bathrooms. It hit the market on Sept. 29, 2026, for $57 million. But one of his lesser-known residences is his pad in the Jackson Hole area of the Cowboy State.

His Wyoming property was initially listed for $39.5 million in June 2026. On Oct. 21, Perry reduced the asking price by $3.5 million, bringing it to $36 million. The home was built in 2019 and has about 12,000 square feet of living space, with nine bedrooms and eight-and-a-half bathrooms.

The estate’s rustic design includes exposed wooden beams, soaring ceilings, large windows, and multiple wood-burning fireplaces. Its kitchen features a marble island and modern appliances, while the entertaining spaces include a home theater, a gym, a game room, and a bar with distinctive saddle-style barstools. And that’s just the inside.

Outside, the property features a swimming pool with a hot tub, a gas firepit, and a gazebo. In addition, there’s a separate two-bedroom guesthouse, and the grounds offer access to the Snake and Gros Ventre rivers. The listing also highlights proximity to Jackson Hole’s restaurants, golf courses, and ski areas. And it’s the same residence where some friendly and not-so-friendly moose have visited the star.

Perry’s has documented a few of his wildlife visitors.

During an appearance on The Kelly Clarkson Show, he shared, “There’s this place where I sit and write around a little firepit and they [moose] love it. They’ll go out there and they’re tearing up the chairs. So I’m like, ‘You were here first. You can have it. I’m going to stay up here in the house. I’m not going out there.'”

But moose aren’t the only animals Perry has seen on the property. He also encountered a grizzly bear in his backyard. And now that estate with all that comes with it can be yours if you have an extra $36 million lying around.
